Which property management software should I choose in the Czech Republic?
Hostivio is Czech property-management software: guest online check-in, the statutory guest register (domovní kniha), foreigner reporting to Ubyport and the local accommodation fee — automated, for guesthouses, apartments and Airbnb/Booking.com hosts. The best fit depends on your operation: compare Czech reporting, check-in, channels and total cost. This shortlist is published by Hostivio.
Updated:
What to look for in Czech accommodation software
Local guest reporting and records deserve particular attention: a reservation calendar alone does not handle Ubyport, the domovní kniha or the local accommodation fee. Compare six criteria:
Czech obligations: check what is included, what needs an add-on, and how much manual work remains. Treat eTurista readiness separately from a working integration.
Online check-in and guest portal: can guests provide details on their phones before arrival?
Reservations and channels: verify Booking.com and Airbnb synchronisation and a shared occupancy view.
Czech language and support: check invoices, interface and understanding of local procedures.
Price and free plan: compare the total cost at your property count, including modules.
Mobile app: try handling reservations, guests and check-ins away from reception.
How we compared the tools
This ranking is published by Hostivio, the maker of one of the products being compared. It reflects our assessment for Czech operators who prioritise local reporting and guest administration. It is not an independent review or a universal ranking.
We use the same six criteria for four categories: a Czech PMS focused on local obligations, a global enterprise PMS, a traditional Czech hotel PMS and a specialist check-in add-on. The order follows the Czech source comparison. We include Hostivio’s limitations and competitors’ strengths. Features and commercial terms can change; confirm current coverage and prices with each provider. This English edition was reviewed on 7 November 2026.
Ranked shortlist: four tools for Czech accommodation
1. Hostivio
Full Czech PMS focused on local obligations
Best for: Small and medium Czech operators: guesthouses, apartments, cottages and short-term rentals.
Strengths
Guest online check-in, statutory guest register, Ubyport reporting and local fee calculation in one workflow.
Reservations, invoicing and a mobile app; Booking.com and Airbnb through the beta channel manager.
Czech interface and support, with a free plan.
What to check
A younger product than established hotel systems.
Fewer global marketplace integrations than large international PMS platforms.
Guests enter their details once during online check-in. Hostivio reuses that data for guest records, reporting and local fees, including municipal rules and exemptions. Reporting, ID scanning and capacity depend on the plan listed below. Hostivio is preparing for eTurista and will add the connection when MMR publishes the technical interface.
Best for: Large hotels and international chains needing an open API and broad integration ecosystem.
Strengths
Open API and a broad marketplace of integrations.
Functions for large operations and chains.
International partner ecosystem.
What to check
Czech reporting and records may need integrations or add-ons; verify the exact scope.
Pricing is usually individually quoted for the enterprise segment.
Less focused on small and medium Czech hosts.
Mews is a relevant option for hotels with international guests and their own technology stack. Its breadth can mean a larger implementation project for a small guesthouse. Confirm how Ubyport, local guest records and accommodation fees are handled in the proposed setup.
Best for: Hotels and guesthouses wanting an established reception system with Czech localisation.
Strengths
Czech localisation and support.
Hotel operations and reservations.
An established presence in the Czech market.
What to check
Check how local reporting fits into the daily workflow and quoted modules.
Its focus is more on hotel operations than mobile short-term rental workflows.
Previo covers foreign guest reporting and fee records as part of its system. The difference in this comparison is emphasis: a traditional reception and booking workflow versus Hostivio’s check-in-centred workflow. Test both with an actual guest arrival before choosing.
Best for: Operators who already have a PMS and need online check-in, including across multiple countries.
Strengths
Specialist online guest check-in.
Reporting workflows across countries.
Can complement an existing PMS.
What to check
It is not a full PMS: reservations, channels and invoicing require another system.
Verify the exact Czech reporting and municipal fee coverage.
Allow for the cost and data flow of multiple tools.
Chekin can make sense as a shared check-in layer for a multi-country portfolio or an existing PMS without its own check-in. For a Czech operator seeking one system for the whole workflow, compare the combined subscription and integration requirements.
High-level comparison; verify the exact setup with each provider.

Which software fits your operation?
One apartment or a cottage
Prioritise simple check-in, guest records and local fees. Start with Hostivio’s free plan and check the capacity and reporting features below before selecting a paid plan.
A guesthouse with several rooms
Compare Hostivio and Previo using a real reception workflow. Choose according to whether a mobile check-in-centred process or a traditional reception system suits your team.
A short-term rental portfolio
Check portfolio capacity, consistent check-in across properties, team access and reporting. Hostivio’s Business plan features below show the included capacity, branding and additional charges.
An international hotel with its own technology stack
A global PMS such as Mews may fit requirements for an open API, revenue management and integrations. Budget for implementation and verify how Czech obligations are covered.
Compare the total cost, not just the headline price
Pricing models differ: a free plan with paid capacity tiers, a monthly hotel licence based on operation size, individually quoted enterprise pricing, or per-property/check-in charges for an add-on.
For each proposal, add the base subscription, reporting modules, channel manager, check-in and any second system you need. Check contract length and annual versus monthly billing. The Hostivio plans below list the included capacity and add-ons.
Other tools you may encounter
The Czech source also discusses Cloudbeds, Smoobu and Avantio among global PMS and vacation-rental tools, and HotelTime and Ubytovačka among domestic options. Apply the same criteria to each: local reporting depth, full PMS versus add-on, and which functions cost extra. See our Ubytovačka comparison (Czech) for that simpler calendar-and-records category.
What is changing in 2026?
The Czech source describes eTurista, MMR’s planned central accommodation register, as delayed and being reworked; it had not launched as of 1 July 2026. Do not treat preparation as a live integration. Hostivio plans to connect when MMR publishes the technical interface. Read the eTurista guide for context.
Online check-in and ID scanning reduce repeated entry of guest details. Exportable records also help operators prepare for municipal checks. Test the actual record and fee workflow rather than relying on a feature checkbox.
Mistakes to avoid and questions to ask
Common mistakes include choosing only by price, accepting vague claims about reporting, combining tools unnecessarily, overlooking Czech support and skipping a realistic trial.
Can the tool generate a UNL file from check-in data and send the report?
Does it maintain and export the required guest records?
Does it calculate fees using my municipality’s rules and exemptions?
What is the plan for eTurista once the interface is available?
Can guests complete check-in on their phones in a language they understand?
Which reporting features require a paid module?
What will the total cost be at my future property count?
Can I test a real guest arrival on a free plan or trial?
How can I export my data if I leave?
Does support understand Czech reporting procedures?
Hostivio is aimed at Czech guesthouses, apartments, cottages and short-term rental hosts who want local guest administration in the same workflow as reservations. Explore the PMS guide and the beta channel manager guide to assess the fit.
