How does Hostivio’s channel manager work?
Hostivio is Czech property-management software: guest online check-in, the statutory guest register (domovní kniha), foreigner reporting to Ubyport and the local accommodation fee — automated, for guesthouses, apartments and Airbnb/Booking.com hosts. Its beta channel manager sends prices, availability and stay rules to Booking.com and Airbnb and receives reservations in one calendar.
How does a channel manager help prevent double bookings?
When you sell the same room on Booking.com and Airbnb, separate calendars can let you sell the same dates twice. This is overbooking.
Hostivio receives reservations from both connected channels into one calendar and sends availability back to them. You also set prices and stay rules in that calendar. This helps prevent overlapping reservations.
The channel manager is part of the broader Hostivio PMS, which connects reservations with guest administration.
How to connect Booking.com and Airbnb
- Choose a channel: Hostivio supports Booking.com and Airbnb.
- Follow the connection guide: connect Airbnb by signing in to your Airbnb account; connect Booking.com using your Hotel ID.
- Set up the Hostivio calendar: prices, availability and rules such as minimum stay are sent from here to connected channels.
- Check incoming reservations: bookings from Booking.com and Airbnb appear automatically in the calendar.

Calendar synchronisation using iCal is also available in settings for other portals. The channel manager sends prices and stay rules as well as availability; calendar synchronisation serves a narrower purpose.
Who is the channel manager for?
Guesthouses, apartment operators and hosts selling through both Booking.com and Airbnb can manage their listings from one calendar, whether they have one property or several.
After a booking, send the guest an online check-in link. Hostivio reuses the guest details for records and reporting. The PMS works in both a web app and a mobile app.

What does beta mean?
The entire Hostivio channel manager is in beta, and the Airbnb connection is new. Read section 6 of the terms of service before using beta features. Check the connection and reservation flow during setup.
